The third step in virtual wholesaling is to create a flyer or other marketing materials. These can include the sales price, pictures of the listing, cost of any repairs, and the ARV, or after repair value. “It’s also a good idea to put information about any other extras that the house may have, like hardwood floors, ceiling fans, appliances, or anything that makes the deal stand out from others” adds Kim and Charles Petty.

The fourth step is to post the property. If you already have a list of buyers through e-mail, send your listing our right away. While you do that, be sure to do another on-line search to see other places you can post your listing.

“Now is the time for you to communicate with your buyers. Respond to any e-mails, questions and phone calls that you may have received” says Kim and Charles Petty. This is step five of virtual wholesaling. As soon as you find a buyer you should put the property under contract.

Whenever possible, have a buyer who will pay cash. This will get more offers accepted quickly, and at a lower price. Step six is to coordinate a close with cash. This is not as hard as it sounds, and things flow smoothly.

The last step in virtual wholesaling is to close the property. “Your closing can be done virtually as well. Check on-line for closing attorneys or title agents that will do this for you” says Kim and Charles Petty. “The attorney should be able to e-mail documents to you, your seller and your buyer.” Once all the originals are sent in, you will get paid.
