The Real Estate Market has Investors seeking Pre- foreclosure training

Jeff Kaller, real estate developer and instructor, explains the basic guidelines

(EMAILWIRE.COM, May 02, 2008 ) Pittsburg, PA -- According to Jeff Kaller, one of the nation’s top real estate investors, the Pre-foreclosure market is today’s opportunity in property investment.

Those in the real estate market refer to buying pre-foreclosed property as a “short sale”. Short sales occur when outstanding obligations or loans against a property are greater than what the property can be sold for.
Short sales are a way for homeowners to avoid foreclosure on their homes and still be able to pay off their loan by settling with their lender. In most cases, lenders and borrowers prefer this option opposed to going through a foreclosure. Investors benefit from short sales by purchasing the pre-foreclosed property at a negotiated price which in some cases may be up to 50% less than the property’s actual value.
Due to the foreclosure prone condition of today’s market, investors are seeking Pre- foreclosure training. Jeff Kaller has earned his reputable standing for teaching the pre-foreclosure that has helped his students become wealthy. He suggests that before anyone gets into property investment, especially with short sales, they get adequate training. When asked about the sort of lessons he teaches his students, Jeff outlined the following as basic guidelines:
• Verify the property value. If selling the property through an investor, the real estate broker will provide an estimate of market value.
• Determine the amount owed against the property. This will be the total of all loans against the property. Have the investor contact the lender. Some lenders are willing to cooperate by reducing the amount owed or making other arrangements.
• Check with an accountant. The IRS often gets involved with short sales because they are seen as a relief of debt and may be treated as income.
